It happens every day. Someone tells us they are hoping to move in twelve months, then in the same breath asks for the exact details of a specific apartment they have fallen for on a portal. We understand completely. The properties are beautiful and the dream is real. But here is the gentle truth: the home you are looking at today will almost certainly be sold long before you are ready to travel, and the perfect one for you may not even be on the market yet.
That is not a problem. It is simply the wrong step at the wrong time. The portals are designed to make you browse and click. We are here to do something different, to understand you first, and then to bring you the right homes at the right moment.
Only about five in every hundred buyers end up purchasing the property they first enquired about. The other ninety five find something better, because the search was done properly. This guide explains how.
The Five Stages
It might come through our website, a property portal, or a Facebook advert. Whatever the route, the moment your enquiry reaches us, you stop being a click and become a person we want to help. There is no obligation and no pressure. You have simply raised your hand and said you are curious about a life in Spain.
Starting a conversation. Nothing more. The property that prompted your enquiry has done its job by bringing us together, even if you never end up buying it.
We open a file for you based on what you enquired about, and we will try to call you. This is the most important point in the whole journey, so please let us explain it clearly. The call is not a sales call. We are not ringing to sell you the house you clicked on. We are ringing to listen.
What we need to understand is simple but it changes everything. Are you relocating permanently, in which case you may need visa guidance? Are you looking for a holiday home to enjoy and escape to? Or are you buying as an investment, where rental returns and licensing matter most? And will you need a mortgage? Each of these answers leads to completely different information and completely different homes. Get this right at the start and the whole journey becomes calmer and clearer.
Five minutes of honest conversation saves you weeks of looking at the wrong properties. It is the difference between us guessing and us knowing.
We will be honest with you: not everyone answers the phone. Pick up rates are low, and we completely understand why. An unknown Spanish number is easy to ignore. But that missed call is the reason your journey can stall, because without a conversation we are working in the dark.
If we have not managed to speak, we will send you general information to be helpful. Please read it knowing that it may or may not suit your needs, precisely because we have not yet understood them. A quick reply, or two minutes on the phone, turns that general information into something genuinely tailored to you. If you take one thing from this guide, let it be this: please talk to us.
Answer when an international number calls, or send us a WhatsApp telling us a good time. That single step unlocks everything that follows.
Once we know what you are looking for, your budget, whether you are relocating, holidaying or investing, and the kind of home and area that fit your life, the real work begins. From this point on, your timescale sets the pace.
If you are a longer term buyer, this is deliberately light touch. We will not bombard you with listings that will be gone by the time you travel. Instead we stay gently in touch, keep you informed about areas and the market, and make sure that when your moment comes you are ready and well advised. If you are closer to buying, the pace picks up naturally. Either way, you are never forgotten and never pressured.
Trust the timing. Browsing specific homes too early only leads to disappointment when they sell. The right moment to look at real properties is coming, and we will tell you when it arrives.
This is the exciting part, and it comes last for a very good reason. Once you are committed to travelling and your flights are booked, we get to work selecting real, live, available properties for your viewing portfolio. These are not the homes you saw months ago. These are homes that are genuinely on the market right now and ready for you to see.
We compile this portfolio about a week before you travel. Any sooner and many of the homes would simply be sold before you landed, which is exactly the frustration we want to spare you. By timing it tightly, we make sure that what you walk through is real and available, so your trip is spent viewing genuine options rather than chasing properties that have already gone.
The market moves quickly here. A portfolio built too early is a list of disappointments. A portfolio built a week before you fly is a set of real, achievable homes.
Which buyer are you
The five stages are the same for everyone, but the information you need along the way depends entirely on why you are buying. This is what we are listening for when we speak to you.
Your priorities are residency, visas and year round community. If you are not an EU citizen, you may need guidance on the Non Lucrative Visa or other routes. You need a home for real life, not a holiday, and we will help you avoid the trap of buying a resort when you need a community.
Your focus is location, lock up and leave practicality, and a home that welcomes you the moment you arrive. We help you weigh proximity to the beach, the airport and amenities, and we are honest about how an area feels in winter as well as in August.
Rental yield, tourist licensing and the rules that govern short term lets matter most to you. These rules are tightening across Spain, so the right structure and the right property type are everything. We guide you toward investments that stand up to the regulations.
If you need a mortgage, the order of events changes. Knowing your borrowing position early shapes your realistic budget and your timescale. We make sure finance is understood at the start, not discovered as an obstacle at the end.
Reading the map
You are at stages one to four, and that is exactly where you should be. You are firmly in stage four. Your brief should be clear by now, your budget realistic, and your finance and paperwork taking shape. We stay in regular but unhurried contact, sharpening your area choices so that when you are ready to book a trip, we can move quickly and confidently.
You are at stage five. Flights are booked or about to be, and now the live search begins in earnest. This is when looking at real properties finally makes sense, because everything we show you can actually be bought. The patience of the earlier stages pays off right here.
Browsing comes naturally. Buying well takes timing. Our job is to bring you the right homes at the right moment, not the wrong ones too soon.
